CASE STUDY · ZEN KOGGALA, KOGGALA LAKE · 12 OCTOBER 2026
Selling the whole villa for one kind price.
For 40 days, Zen Koggala sells its entire villa for USD 700 a night: 11 rooms, about USD 64 a room. We built the sale so it cannot undercut the villa's own price list, cannot restart its clock and cannot be sold once it ends. This is the design and the reasoning, for owners who want to run a sale without hurting the brand.

THE IDEA
One night. 11 rooms. Read it per room.
Hotel prices are quoted per room, so a price for a whole house looks big beside them. Divide it and the picture changes: USD 700 for the villa is about USD 64 a room a night, or about USD 32 a person when its 22 included guests share it. Many of the guests we want to reach are planning from Europe, where their yardstick is a hotel in a big city. So we put the two side by side.

Average four-star price a night, November 2026 to March 2027, from hotel price forecasts fetched 11–12 October 2026. Forecasts, not offers, and a hotel price is for one room, not a house.
Two nights in an average four-star room in Paris cost USD 570–684; in London, USD 482–704. One night of the whole villa is USD 700. We show the date and the nature of the figures beside the table, and we say the fair thing: a hotel room in London is not a lakeside villa. The comparison is the scale of the price, not a verdict.
THE 38-SECOND AD
The same sale, told for two.
Any group size: even two guests can have the whole villa.
USD 700 a night, up to 53% off the season price.
A private pool, breakfast every morning, 11 lake-view rooms.
USD 700 is already the villa's lowest published rate, May to September. The sale brings the busier nights down to it, never below. A build rule refuses any flash price under the published “from” price, so a slip of the keyboard cannot become a new price list.
02
Cross out only real prices
The struck-through figure is the villa's own season price for those nights, read from the published table: USD 999 in October and April, 1,200 in November, 1,500 in December and from 11 January to March. “Up to 53% off” is worked out from that table (700 against 1,500), not typed in.
03
One clock, one end
The sale ends once: 21 November 2026, 23:59 Sri Lanka time, forty days after it began. The countdown never restarts. At that moment the page removes the offer by itself, even if it was cached, and the normal price returns.
THE TERMS
Generous on price. Clear on terms.
Pay in full, not refundable. The guest pays when they book and the night is sold. Neither side carries a refund question.
No stacking. Not combined with other discounts: the 5-nights and early-bird discounts do not add to the sale.
Three nights or more. The same minimum as the normal price.
Any group size, even two. The normal price asks for 10 guests; the sale does not, because the price is for the house.
The peak weeks stay out. No stay with a night from 20 December to 10 January; those nights keep their own price.
Six weeks to book, a year to stay. The last day to book is 21 November 2026; check-in is by 12 October 2027.
Extra guests still count. 22 guests are included. Above that a night costs 10% more for 23–25 guests and 20% more for 26–30.
Where it bites. May to September already costs USD 700, so there the sale changes nothing. It works on the October to April nights.
KEEPING IT HONEST
Built so the page and the desk agree.
One price list
Every figure on the website comes from one data file. Zara, our reservations assistant, was taught the offer before the website changed. If the two ever disagree, the booking system wins.
Nine languages, one charge
The offer appears on the villa page in nine languages. In seven of them it shows the price in euros, shekels, rupees, yuan or dirhams at one fixed rate, with a plain line: charged in US dollars, and the local figure is approximate.
It works without scripts
A visitor with scripts switched off still reads the offer and its written end date. The motion is calm, and it stops entirely for readers who ask their device for reduced motion.
A person decides the odd cases
Plans that do not fit the rules, such as choosing dates later, are decided with the guest in a conversation. The assistant never promises them.
Tested at the edges
We checked the page at six screen widths, with the clock set to 39 days before the end, to the last second and to after the end. The page stays whole each time; only the offer leaves.
Compared fairly
The Europe table carries its date and says what it is: forecasts, one room against a whole house. A comparison that overreaches costs more trust than it earns.
WHAT IT MEANS FOR OWNERS
A sale you can switch on and switch off.
A good sale has an edge: a price, a date, a reason to decide today. The design above keeps those edges real, so the guest can trust the number and the owner can trust the price list afterwards. The same structure fits any property that has a clear season table, a direct booking system and someone who can teach the assistant first.
We started the sale on 12 October 2026. We will share real numbers, what it filled and what it cost, when it has ended. Until then, this is the design and the reasoning, not a claim.
Questions owners ask
Does a sale damage the villa's price list?
It cannot go below it. USD 700 is already the lowest rate on the published season table, and a build rule refuses any flash price under it. The crossed-out figures are the villa's real season prices, so the sale never creates a new, lower list.
Why pay in full and not refundable?
A sale trades price for certainty. The guest gets a rate well under the season price; the owner gets the money now and a night that is sold. Both sides see the exchange before they book, so nobody argues about it later.
Why one fixed end date?
A clock that restarts teaches guests to wait. One fixed end, the same for everyone and never moved, keeps the deadline believable, and the page removes the offer by itself when it passes.
Why show the price in euros if you charge dollars?
Because guests think in their own money. Seven of the nine languages show the local price at one fixed rate, with a plain line saying the charge is in US dollars and the local figure is approximate. Nothing about the charge changes.
Can this work for another property?
Yes, for a property with a clear season table, a direct booking system and someone who can teach the reservations assistant first. It is part of how Sugar manages hotels.
